The Whistlestop Apartments project is located at 50R Maplewood Avenue in Gloucester and includes the construction of one residential apartment building, consisting of 30 apartment units of which 8 are affordable. The site is approximately 1.01 acres of land with access from the private driveway known as Whistlestop Way. The project also includes the reconfiguration of the access and parking on the adjacent property located at 50 Maplewood Avenue to address the interconnected access drives between the properties and utilities to service the 50R Maplewood development.
The apartments include 27 studio units (one of which is handicap accessible), each containing approximately 405 square feet of living area; and 3 three-bedroom units (one of which is handicap accessible) each containing approximately 1,215 square feet of living area. All units will have one full bath. Appliances include a refrigerator, stove, dishwasher, washer and dryer. Each studio unit will have one parking space; the three-bedroom units will each have two parking spaces, for a total of 33 parking spaces. Rental prices of the affordable units are at 60% AMI.
Of the 8 affordable units, 7 will be studio units @ $1,737/mo. and 1 will be a three-bedroom unit at $2,580/mo. Rent includes utilities.
2025 Income limits: 1-person $69,480, 2-person $79,440, 3-person $89,340, 4-person $99,240, 5-person $107,220, 6-person $115,140. Asset limit $75,000.
