Located off Old South Road – Town of Nantucket, MA

The Richmond Meadows II (Phases V and VI) Rental Apartment Development Project is comprised of a 55-unit component and is the final two phases of the total 225-unit rental apartment community located off Old South Road in Nantucket. This lottery is for a series of twelve (12) units of AMI restricted rental apartment units, the first of which are scheduled to be available for initial occupancy immediately following the lottery. The twelve (12) AMI restricted rental apartments are being made available through this application and lottery process, and will be rented to households with the following annual income limits and at the following monthly rents:

Two (2) Units will be Rented to Households Earning 80% or Less of the Area Median Income (AMI)
80% AMI Maximum Household Income Limits: $76,750 (1 person), $87,750 (2 people)
80% AMI Restricted Unit Monthly Rents: One Studio @ $1,752, One 1BR @ $1,998

Five (5) Units will be Rented to Households Earning 110% or Less of the Area Median Income (AMI)
110% AMI Maximum Household Income Limits:
$117,887 (1 person), $134,728 (2 people), $151,569 (3 people), $168,410 (4 people)
110% AMI Restricted Unit Monthly Rents: Four 1BRs @ $3,173, One 2BR @ $3,535

Five (5) Units will be Rented to Households Earning 120% or Less of the Area Median Income (AMI)
120% AMI Maximum Household Income Limits:
$128,604 (1 person), $146,976 (2 people), $165,348 (3 people), $183,720 (4 people)
120% AMI Restricted Unit Monthly Rents: Two Studios @ $3,049 (or market rate, whichever is lesser),
One 1BR @ $3,479 (or market rate, whichever is lesser), Two 2BR @ $3,879

*These monthly rents are based on the 2024 HUD income limits and the December 2023 HAC Utility Allowances. In addition to the monthly rent, Tenants will pay for their own Electricity (Heat, Cooling, Hot Water, and Cooking are all electric). Residents of the 110-120% AMI units will also pay for their own water & sewer. For residents of the 80% AMI units, water and sewer charges are included in the rent.
