Birch Hill Estates is a single-family residential subdivision of 23 detached homes located on approximately 15 acres of land between Villa Lane and Birch Street in Peabody.  The project includes affordable 3 units.  Birch Hill is served by newly constructed roadways including an extension of Villa Lane and Tanner’s Ridge Rd.  All homes are colonial-style with 4 bedrooms and two and a half baths.  Site utilities include public sewer and water.  All homes will include a 2-car garage (under or attached depending on lot grades), vinyl siding, architectural roof shingles, gutters, a rear deck and FHA/gas heat.  Affordable unit appliances include a stove/range, refrigerator and microwave.

Affordable units will be awarded by lottery to eligible first time home buyers.  Qualifications include income and asset limits; other restrictions apply.
