Request for Proposals for the long-term lease and redevelopment of
Parcel P-3 in the Campus High Urban Renewal Area

The Boston Redevelopment Agency (“BRA”), doing business as the Boston Planning & Development Agency (“BPDA”), is soliciting responses to a Request for Proposals (“RFP”) for the redevelopment and ground lease of a portion of Parcel P-3 and a portion of Parcel P-3h in the Campus High School Urban Renewal Area, Project No. Mass. R-129 (the “Property”). The Property consists of approximately 330,939 square feet of vacant land in the Nubian Square area of Roxbury. The RFP also includes six optional parcels, known as Assessing Parcel IDs 902677000, 902676000, 902671000, 902669000, 902668000, and 902667000. The BPDA seeks to convey the Property to allow mixed-use development that will fulfill the Property’s potential for transformative economic development and advance the community’s commitments to affordable housing, arts & culture, and equity. This RFP requires that any redevelopment of the Property be consistent with the Roxbury Strategic Master Plan, Dudley Vision, and PLAN: Nubian Square. The Property is intended for disposition by a long-term ground lease by the BPDA pursuant to the RFP. The Property is being offered as is, without warranty of any kind, express or implied. If concerned about the Property’s condition, legal or physical access and the maintenance thereof, title thereto, property lines or boundaries or any other matter affecting the Property, prospective developers should investigate and conduct whatever due diligence and inspection deemed necessary. The RFP package will be available on the BPDA Procurement Portal at www.bostonplans.org/work-with-us/procurement on October 27, 2021. Completed proposal applications must be submitted as instructed and returned directly to the BPDA, 22 Drydock Avenue Second Floor, South Boston, MA, 02210 by 12:00 PM on February 2, 2022. Late proposals will not be accepted. A pre-proposal conference will be held virtually over Zoom on November 10, 2021 at 1:00 PM. Attendance at the pre-proposal conference is optional.
