Debts, Legacies, Charges of Administration

To all persons interested in the estate of Delphine Antoinette Cleveland late of Boston, in said County of Suffolk-who is deceased.

A petition has been presented to said Court, for license to sell a private sale- certain real estate of the deceased for payment of debts, legacies and charges of administration.

Unit 304 in the St. James Estates Condominium (hereafter “UNIT”) created pursuant to Massachusetts General Laws Chapter 183A, by Master Deed dated December 6, 1989 and recorded with the Suffolk County Registry of Deeds on December 20, 1992 in Book 16014, Page 185 (the “Master Deed”), and managed and regulated by the Trustees of the St. James Estates Condominium Trust under Declaration of Trust dated December 6, 1989 and recorded with said Suffolk Deeds in Book 16014, Page 144 (hereinafter sometimes referred to as either the “Condominium Trust” or the “Declaration of Trust”).

The UNIT is shown on a floor plan recorded with simultaneously with the Master Deed and also on floor plans attached to the Unit Deed first conveyed by the Declarant, St. James Estates Development Corporation, to which is affixed the verified statement of a registered architect in the form required by Section 9 of said M.G.L. c. 183A.

The Unit is conveyed together with an undivided percentage interest in the common areas and facilities as more fully described in the Master Deed, Condominium Trust, By-laws as lawfully amended of record as well as Garage No. 304.

The UNIT is further conveyed with the benefit of and subject to all rights, easements, restriction and other provisions contained in said Master Deed and Declaration of Trust (as both may be amended from time to time), as well as the Rules and Regulations promulgated thereunder, the Unit Deed and Chapter 183A of the General Laws of the Commonwealth of Massachusetts.

Intending to convey and hereby conveying those same premises conveyed by deed dated July 8, 2011 and recorded with the Suffolk County Registry of Deeds at Book 48197, Page 143.

If you desire to object thereto you or your attorney should file a written appearance in said Court at Boston before ten o’clock in the forenoon on the 20th day of October 2022, the return day of this citation.
