BROOKE CHARTER SCHOOL- MATTAPAN PROJECT
MATTAPAN, MA

Brooke requests Statements of Qualifications from Trade Contractors interested in providing construction services for the Brooke Mattapan Project. It includes construction of a new, 12,500SF, 3-story addition and renovation of 6,500SF of it’s K-7 school. The facility will be occupied during approx. 16-months of phased construction starting April 2023. Scope includes demolition, Masonry Exterior, Curtainwall, Partitions, Painting, ACT, Membrane Roofing, MEP/FP systems and associated site improvements. Estimated construction cost of $10.5M.

Statement of Qualifications are sought from interested Trade Contractors for the following categories of work: Masonry (ECC $330,000); Misc. Mtls. (ECC $75,000); Waterproofing (ECC $90,000); Roofing (ECC $190,000); Tile (ECC $40,000); ACT (ECC $185,000); Resilient (ECC 150,000); Painting (ECC $70,000); Fire Protection (ECC $115,000); Plumbing (ECC $255,000); HVAC (ECC $1,350,000); Electr. (ECC $980,000).

This Request for Qualifications is the first phase of a two-phase procurement process as set forth in MGL Chapter 149A. The Brooke Charter School through its Trade Contractor Prequalification Committee is prequalifying firms interested in providing public Trade Contractor services on this Public Construction Manager at Risk project through this RFQ process. Brooke will evaluate submitted Statements of Qualifications based upon the identified evaluation criteria and points set forth in the RFQ and only those firms obtaining the required minimum points will be deemed prequalified. Only those deemed prequalified will be invited to submit a bid in response to a Request for Bids which will be issued in the second phase of the procurement process. The project delivery method for construction will be public CM at Risk with a Guaranteed Maximum Price under M.G.L. Chapter 149A. The Architect is Arrowstreet. The CM is Consigli.
