Carpentry Manager – Facilities

Exercises overall responsibility for the carpentry, paint, masonry and lock shops including estimating, planning, implementing and inspecting building repairs, small construction projects and preventive maintenance. Directly supervises carpentry and lock shop supervisors, directs, monitors and approves the actions of contractors and vendors. Ensures staff are working safely, and following safety procedures. Arranges and provides skill and developmental training.
Manage the day-to-day workload and functions of the carpentry shop including: Creating purchase requisitions and developing annual budgets to include materials needed to operate carpentry, painting, masonry and lock shops, including contractors needed to assist in performing and completing related tasks; Ensures assigned budgets are not exceeded; Maintains appropriate records as directed.
Oversees contracted vendors for interior work and building envelope repairs including roofs, exterior doors, and windows and waterproofing. Manages the day to day execution of work for carpentry, painting and lock shops. Manage work orders. Communicate, coordinate and schedule work of other trades and contractors such as flooring, electrical, plumbing, HVAC and grounds to ensure prompt completion of assigned projects.
Estimate and record day-to-day work to be performed by in house personnel and outside contractors. Enter, monitor and manage department information on the University’s work request system for review with the Assoc. Director of Facilities Operations and Services.
Review carpentry related specification and submittals for University projects. Development of repair, replacement, and inspection plans for all roofs, ADA door hardware and openers, building envelopes, and all other areas pertaining to carpentry, locksmith, and masonry.
Monitor buildings and structures and recommend appropriate actions. Apply knowledge of building codes, Massachusetts State Building Code, BOCA, NFPA and NEC. Prepare plans and specifications for projects. Coordinate with local and state agencies for compliance issues.
Minimum Qualifications:
-Bachelor’s degree (Trades Supervisor/Management a plus) and 7 years operations/maintenance experience with the majority in carpentry related fields in an institutional setting

Associate’s degree and 10 years operations/maintenance experience with the majority in carpentry related fields in an institutional setting
-OR-
H-S Diploma or G.E.D. and 12 years operations/maintenance experience with the majority in carpentry related fields in an institutional setting
-Construction Supervisor License required
-Must have working knowledge of Massachusetts Building Codes, BOCA Codes, OSHA Regulations, and ADA Regulations
-Must serve in emergency after-hour and recall situations as needed
-Possess a driver’s license or willingness to utilize the University’s transportation system
-The ability to work effectively with diverse groups
-Prior experience working with personal computers for office communication and management purposes, i.e., memos, email, spreadsheets, and calendars and in planning, implementing and controlling budgets
-Ability to establish and maintain productive relationships with the Physical Plant Shops, University faculty and staff, and supporting contractors/vendors
Preferred Qualifications:
-Demonstrated ability to successfully manage day-to-day activities of 8-10 staff in a union environment
Lead Paint Certified
-Building Operator Certification or equivalent
-Strong commitment to customer service
-Ability to establish and maintain productive relationships and communications with faculty, staff, students, University departments, and local government officials
-Ability to administer and monitor various awarded contracts and monitor workers, contractors and vendors for effectiveness thoroughness quality and compliance
-Skills or experience in multiple contractor trades
Understanding of state bidding laws and procurement procedures
Demonstrated proficiency with the DCAM Camis work order/ PM system preferred.
Five years” recent experience in working with DCAM (Department of Capital Asset Management) for facility renovations, construction and project management
